3 Tips To Prevent Noise Complaints In Your Apartment Complex

As the owner of an apartment complex, the last thing that you might want to deal with is constant complaints from tenants. As long as you keep your apartments in good condition, you shouldn't have to worry about too many complaints, but there is one common issue that many apartment complex owners find themselves dealing with -- noise complaints.

It's not surprising that tenants who have to share walls, ceilings and floors with individuals with completely different schedules, routines, personalities and lifestyles might make complaints every now and then, and you might think that there is nothing that you can do about it. However, you should know that there are steps that you can take to prevent noise complaints as much as possible, so try these steps to see a reduction in complaints.

1. Use Padding Underneath Your Flooring

It is a good idea to install ample padding or other underlayment beneath any flooring in your apartment complex, particularly in upper-floor apartments. Many tenants find themselves bothered by footprints, vacuuming and other noises above them. In many cases, it's no one's fault, but it can be annoying nonetheless. Putting in ample underlayment or padding can help so that tenants who are beneath other tenants won't be as bothered by the noise.

2. Install Soundproofing Between Walls

Did you know that you can actually soundproof the walls in between your units? To do so, you will need to purchase a soundproofing material from a home improvement store. Then, you can place the material in between the walls of each apartment. Even though this might not work to completely prevent sounds from trickling between apartments, it can make a substantial difference.

3. Screen Tenants Carefully

It is important to screen your tenants carefully before allowing them to move into your apartment units. Make sure that you call their previous landlord references to determine if they have a history of making a lot of noise or otherwise bothering other tenants. If they do, you might want to pass and look for tenants who don't have this type of history. Even though noise complaints can come from anyone and can be against anyone, this step can help more than you probably think.

Even though you might not think there is much that you can do about noise complaints in your apartment complex, following these three tips can help. If you are looking for additional assistance with such matters, consider hiring a property management company (such as Foreside Real Estate Management) to help you.
